Can I own property in Belize if I am not a Belize citizen?
Yes. Non Belize citizens have the same property ownership rights as Belizean citizens and may own land in fee simple. Fee simple ownership means you fully own both the land and anything built on it. It’s the most complete type of property ownership because there is no time limit on how long you can own it. You have the freedom to sell the property, rent it out, or pass it on to your heirs if you choose.
Do I have to be a Belize resident to purchase property?
No. Residency or citizenship is not required to purchase property in Belize.
What types of lots are available?
Interior, canal view, waterfront, ocean view, and estate-sized lots.
What are current lot prices?
Lots generally range from approximately $50,000 to $200,000 USD, depending on size and
location.
Can I build a home on my property?
Yes. Owners may build a custom home on their lot, subject to community covenants, architectural guidelines, and local permitting requirements. Owners are responsible for selecting their own builder.
Does Moonlight Bay build homes?
No. Moonlight Bay De Consejo is a land development and does not construct homes for buyers.

Planned infrastructure includes road access, electricity, water service, internet availability, and a private gated entrance. Availability varies by development phase. Trash service is not currently available in the neighborhood, but self dump station is nearby.

Moonlight Bay is a private gated community with controlled access. The Belize Border Patrol has a presence adjacent to the tip of the property, providing a visible government presence nearby. While no community can guarantee absolute security, many owners appreciate the gated access and
nearby government presence.
How close is Mexico?
Only minutes away, providing convenient access to shopping, restaurants, entertainment, and
medical services in Chetumal.
What currency is used?
The Belize Dollar is pegged at 2 BZD = 1 USD, and U.S. dollars are widely accepted.
